Welcome to Builtech Oysters. These general terms and conditions govern the working relationship between our construction company and our valued clients. By engaging our construction, interior, or project management services, these terms are accepted and agreed upon completely.

We strongly advise all clients to read through this document carefully before initiating any project with our team in Bengaluru.

Scope Of Services and Agreement

Builtech Oysters provides comprehensive construction, interior execution, and infrastructure development services. The specific details of any project are always outlined in a separate, customized project agreement.

These general terms act as a supplementary foundation to those specific contracts. In the event of any conflict between a specific project contract and these general terms, the specific project contract will always take precedence.

• All services are executed strictly according to approved architectural drawings and agreed Bill of Quantities.
• Additional work outside the original scope will be treated as variation work.
• Variation work will be estimated and billed separately after client approval.

Client Responsibilities and Obligations

A successful construction project requires seamless cooperation between the builder and the property owner.

• Clients must provide uninterrupted site access during working hours.
• Legal ownership documents and site clearances must be secured before project commencement.
• Material approvals and design decisions should be provided promptly.
• Water and electricity required for construction must be arranged by the property owner unless specified otherwise.

Project Timelines and Execution

Every effort is made to deliver projects within mutually agreed schedules. However, timelines may occasionally be affected by unavoidable external factors.

• Natural disasters and severe weather conditions may affect timelines.
• Unexpected material shortages are considered Force Majeure events.
• Delays caused by late payments or pending approvals may extend handover schedules.
• Regular project progress updates are shared for transparency.

Payment Terms and Financial Guidelines

Transparent financial operations are maintained throughout the project lifecycle.

• Payment schedules are linked directly to project milestones.
• Payments must be released within the agreed timeframe.
• Delayed payments may temporarily halt construction activities.
• All pricing is subject to applicable government taxes and statutory levies.
• Major increases in raw material prices may require budget revisions.

Quality Assurance and Warranties

Quality is never compromised at Builtech Oysters.

• All structural and interior works follow Indian Standards and National Building Code guidelines.
• Premium quality materials are utilized for durability and longevity.
• A standard defect liability period is provided for completed projects.
• Warranty does not cover regular wear and tear or unauthorized modifications.

Safety Protocols and Site Liability

Human safety and site protection remain our highest priority.

• Comprehensive safety protocols are enforced at all project locations.
• Workers are protected under Workmen Compensation Insurance.
• Executive staff are covered under health and accident insurance policies.

Dispute Resolution and Jurisdiction

We strongly believe that disputes should first be resolved through mutual communication and discussion.

If disputes remain unresolved, all legal matters shall fall under the jurisdiction of Bengaluru, Karnataka courts.
